That suggests greater opportunity for Marin’s small town-centered businesses with people working from home. Our commuter-adjusted population increased by 18,694 over the same time. Our neighbor’s declining fortunes haven’t hurt Marin. It’s why the downtown in a city like Barcelona remains vibrant post-pandemic. European cities have in their cities’ core substantial multi-storied middle-class housing, commercial uses and cultural facilities. Over decades, city planners and real estate interests failed to include provisions for substantial downtown housing. The decline is based on a combination of out-migration, in-migration, deaths and America’s declining birthrate.
